Farrer Designs offers a range of services to a full spectrum of clients from private home owners to commercial clients in both residential and commercial projects. We are registered as professional users on the governments planning portal and therefore the majority of applications are submitted online, not only a cost effective method, but fast and environmentally friendly cutting down on printing needs.

 

Our services cover new builds, conversions and renovations for a variety of end users.

 

All our drawings are prepared in CAD (Computer Aided Design) typically in 2D at a scale of 1:50 or 1:100. Site plans typically 1:200 or 1:500.

Where the client requests we can provide 3D visuals and these will be quoted separately by request.

Site Visit & Brief:

We come to you for FREE. In order for ourselves to fully understand your requirements we offer a free no obligation initial site visit to discuss your ideas and needs with you and also enable ourselves to provide you with a quote for our services. At this stage we can usually predict if there will be a requirement for any external consultants, such as planning consultants, engineers or ecologists. We will also advise you of the likely local authority fees for planning and building regulations applications.

 

Survey Drawings:

with any conversion or extension we will need to carry out a survey of the existing building for use in preparing drawings for sketch schemes, planning and building regulation drawings. The survey will enable the client to see how any works affect the building in scale and design.

Our typical surveys do not take account of building conditions and stability. Should you require a buildings condition survey we are happy to recommend structural engineers to you who if required we can work alongside. Our surveys are usually carried out within a few hours at most and are done at the convenience of the client.

On sites of substantial area, usually commercial or residential development sites we may recommend a full topographical survey. Individual quotes for these type of surveys are usually provided within 5 working days from our survey team.

 

Sketch Schemes & Planning Application Drawings:

From our surveys we prepare plans initially to sketch schemes to further discuss the layouts with the client. Any changes required by the client are then discussed and made as agreed. We provide our opinion to what we believe will be accepted in any planning application and act accordingly. Whilst we are here to advise we always maintain the perspective the client must be fully satisfied with the proposed outcome as it will be their home or property to enjoy and not our own. We will not dictate to our clients what they must have.

Drawings are finalised from discussions and planning application details are added as necessary and upon clients request we take care of the planning application system providing our clients with a hassle free service.

 

Planning applications:

Farrer Designs takes care of all the planning application requirements, providing the necessary plans and supporting documents such as design and access statements, planning statements, heritage statements, ecology statements, land contamination assessments. If we have advised of any necessary external consultants their details are usually required at this stage.

The planning application fee will be due from the client at this stage along with any external consultant fees.

Once the planning application is submitted and validated Farrer Designs will invoice for planning works as set out in our quotes.

 

Building Regulation applications:

Subject to securing planning approval we can provide a full working drawing package with sufficient technical detail to obtain building regulation approval, this will ensure that when the building contractor follows the construction specification your building will pass the most up to date building regulations. As clients you will also be able to monitor materials been used against plans and be satisfied the work is been carried out as it should.

 

Project Supervision:

Farrer Designs offers a project supervision service which is quoted for upon request. Through this service we can create tender packages from which contractors can submit their best prices for the works, we advise of the contract prices and work with the client to appoint the most appropriate contractor. We make regular site visits to monitor the works and keep a close eye on costs. Typically carried out under a JCT form of contract we will inform the client as to the estimated value of works carried out on a regular basis to ensure no over payments are made to the contractor and the client remains protected as best as possible.

 

Land Buying/Selling:

We have a number of clients always looking for development opportunities, if you have a plot with or without planning permission its likely we will have a client it interests. We are a fee free service to the vendor  as our services are paid for through client appointment to develop the plot.
